Our Kingsley Road project is an award-winning collection of 32 affordable new homes in the Granby-Toxteth area of Liverpool, created in partnership with leading housing and care provider Sanctuary Group.

Finished homes on Kingsley Road

The homes are built mostly by volunteers, including the future home owners themselves. Working together in this way helps to create a strong and cohesive community with real neighbourly spirit.

More than 12,000 people from around the world have helped to build our community to date and people of all backgrounds, cultures and faiths are welcome to be home partners or volunteers.

We have won several national awards and featured as a positive example in a number of publications, on websites and at events, including:

  • ‘Build-it-yourself? Understanding the changing landscape of the UK self-build market’; a report by the University of York Centre for Housing Policy & Lloyds Banking Group

  • Case Study on National Custom & Self Build Association (NaCSBA) website

  • ‘Together for the Common Good’ national reconciliation conference case study

  • Example project at Liverpool Fairness Summit

Our chief executive Liza Parry was invited by the Building and Social Housing Foundation UK to be a panel member at ‘Scaling up Community Housing Solutions in the UK’, a consultation event chaired by Lord Richard Best OBE.

Liza and our chair, Rev Canon Shannon Ledbetter, also visited Berlin as guests of the All-Party Parliamentary Group on Self-Build, Custom-Build and Independent Housebuilding, following a personal invitation by its chair, Richard Bacon MP. They joined representatives of the National Custom and Self Build Association (NaCSBA), the Scottish Parliament and UK housing associations, to visit nine exemplar community build projects in Berlin and to  learn how communities there are working together to tackle the shortage of affordable and sustainable homes.

Our home partners spend at least 500 hours working on our Kingsley Road building site or supporting us with administrative help, in return for a £10,000 reduction in the cost of their new home.

Our focus is on helping those who wouldn’t ordinarily be able to afford to own a home of their own and we have a comprehensive procedure for selecting families. They must live or work in the city or have strong family connections here; they must be willing to give 500 hours of their time towards creating this unique community; and they must have sufficient income to secure a mortgage to buy at least a 50% share of their new home.  Sanctuary Group will own any residual equity in the homes and provide housing management services, for which our home owners will pay rent.

As well as using volunteer labour, we rely on donations of money, materials and gifts in kind to keep costs down. The Kingsley Road homes are being built on land that was generously donated to us by the Roman Catholic Archdiocese of Liverpool. We’ve also had support from many local, national and international organisations, including Liverpool City Council, the 75 Engineers regiment of the Territorial Army and building products manufacturer Wienerberger.
